SHORT TERM LET LICENCE NO: HI-60006-F - Issued by The Highland Council

Well, I’m over the moon! You may not be aware that in Scotland there is new legislation to ensure that holiday lets are up to a standard. Everyone will have to apply for a licence by 1st October 2023. As there is probably going to be a bit of a rush I applied early and my application for Dolphin View Cottage was approved on 6th April 2023.

To get approval I had to submit copies of my Annual PAT testing (Portable Appliance Testing), the EICR (Electrical Installation Condition Report), a legionella assessment, a Fire Risk Assessment, an EPC, a Certified record of annual chimney check and sweeping, floor plan, location plan, Public Liability and insurance documents. On top of all that, the Council also do a police check on me to make sure I am a fit and proper person!

Yes, it was a fankle, especially scanning all those documents and submitting them, fortunately, I have always had the electrical checks and stuff done so the only additional cost (apart from the exorbitant licence fee) was a new Yale door lock to comply with the “keyless exit” on the external door fire regulation. I do however think the legislation is a good thing as it levels up the playing field and will mean the property you are booking for your holiday complies with all the latest safety regulations.
